By creating an account, using the website, using or purchasing a service from Bolig Selvsalg, you accept these terms and conditions.

If you cannot accept these terms, you must not use the platform. Continued use after published changes takes effect will be treated as acceptance of the updated terms.

Bolig Selvsalg is a digital and largely automated platform that provides tools for private property sales, including property valuation, sales pitch creation, property listings, and related features.

Bolig Selvsalg is not a real estate agent, law firm, accountant, financial adviser, or public authority, and our content does not constitute legal, financial, or other professional advice. Our services are support tools and do not replace advice from qualified professionals.

We may change, limit, suspend, or discontinue all or part of the website or individual features at any time and without notice. We are not liable for the consequences of such changes, limitations, suspensions, or discontinuations.

The services are intended for adults aged 18 or older who can lawfully enter into agreements and use the platform in connection with real estate in Denmark.

By using our services, you confirm that you are entitled to sell the relevant property, or that you are acting on behalf of the owner with their consent and proper authority.

The platform may only be used for lawful purposes in connection with buying, selling, or preparing to sell real estate, and for other legitimate uses that fall within the platform's intended purpose.

You may not misuse the services for fraud, deception, circumvention of security measures, unlawful data collection, or any other conduct that may harm Bolig Selvsalg, other users, or third parties.

The following conduct is strictly prohibited on the platform. This list is not exhaustive, and we may take action against any conduct that we consider harmful, unlawful, offensive, or contrary to the purpose of the platform and its policies.

• Hate speech and discrimination, including content targeting race, ethnicity, nationality, religion, sex, gender identity, sexual orientation, age, disability, or any other protected characteristic.
• Racism and xenophobia, including racial slurs, stereotyping, and dehumanising language.
• Harassment and bullying, including targeted abuse, intimidation, threats, doxxing, and encouraging harassment of others.
• Profanity and offensive language in excessive form or directed at other users in text visible to others.
• Sexually explicit, pornographic, or otherwise inappropriate sexual content or solicitation.
• Threats of violence, encouragement of self-harm, glorification of terrorism, extremism, or real-world violence.
• Impersonating another real person, employee, or representative of Bolig Selvsalg.
• Spam, flooding, repetitive messaging, disruptive behaviour, or conduct that degrades the experience of other users.
• Illegal activity such as fraud, phishing, malware distribution, money laundering, or other criminal conduct.
• Sharing another person's personal information without lawful grounds or consent.
• Deliberately spreading harmful misinformation intended to harm other users, parties to a transaction, or the community.

You are responsible for ensuring that all information you enter or upload is accurate, complete, up to date, and lawfully shareable or processable by you.

You are responsible for protecting your login credentials and for all activity carried out through your account unless you notify us without undue delay that the account has been compromised.

You are responsible for reviewing all documents, information, calculations, and public data before relying on them or using them in a real transaction.

All payments are processed through Stripe or another payment provider selected by us. Prices and any material conditions are displayed before you complete a purchase.

Refunds will generally only be granted if a paid service is not delivered as described or is materially defective due to circumstances attributable to Bolig Selvsalg.

Refunds are generally not provided for change of mind, changed needs, user input errors, or general dissatisfaction unless mandatory law requires otherwise. For technical issues, please contact us through the Contact us page.

All content on the website, including text, design, graphics, logos, source code, templates, user interfaces, and software, belongs to Bolig Selvsalg or our licensors and is protected by copyright, trademark rights, and other intellectual property rights.

The individual output generated for you as part of a paid service may be used by you in connection with your own property sale. Our templates, designs, and underlying systems are not transferred to you.

Material from the platform may not be copied, resold, sublicensed, mass-produced, or used commercially outside your own specific property transaction without our prior written permission.

We process personal data in accordance with GDPR and applicable Danish law. This includes, among other things, the information you actively enter when using the platform, such as your name, email address, phone number, addresses, profile details, messages sent through contact forms, and files, images, and documents that you upload.

We may also process technical and administrative data such as account status, timestamps, login and session information, user preferences, activity history, order and payment reference data, drafts, listings, and document metadata when necessary to provide and protect the service.

Your information is stored in our systems and with selected data processors and infrastructure providers required to operate the platform. Access is limited on a need-to-know basis. Passwords are stored as hashed values, session cookies are protected as HttpOnly and Secure in production, and sensitive information is protected through appropriate technical and organisational safeguards such as encrypted transport, access control, and protected storage.

No security solution is perfect or immune from attack. We work to protect your information, but we cannot guarantee absolute security.

We do not sell your personal data and we do not give unrelated third parties access to your data for their own purposes. However, we may use data processors and service providers for hosting, storage, email delivery, payments, analytics, and technical operations, and they may only process data on our instructions or where necessary to provide the service you use.

Accounts that have been inactive for 2 years will be deleted along with the data associated with the account, after prior notice to the registered email address, unless we are legally required to retain certain information for a longer period.

You can delete your account from your profile or by requesting us through the Contact us page. A deletion will result in the removal of your account and assessments, listings, and other associated content. Some information may be retained for longer where required for bookkeeping, security, fraud prevention, disputes, backup cycles, or other legal obligations.

Under GDPR, you have rights including access, rectification, erasure, restriction of processing, data portability, objection to certain processing, and the right to withdraw consent where processing is based on consent. You may also lodge a complaint with the Danish Data Protection Agency. We aim to respond within the statutory time limits and may ask you to verify your identity before we disclose or modify information.

• Data you enter yourself: name, email, phone number, addresses, profile information, form messages, and other information you choose to submit.
• Data you upload: images, documents, floor plans, and other files transferred to the platform.
• Service-related data: drafts, property listings, order history, download history, technical events, and similar administrative data.
• Data protection contact: use the Contact us page for privacy, security, access, deletion, or other GDPR-related inquiries.

We use cookies and similar technologies to operate the website, remember necessary choices, complete user-initiated actions, and protect login sessions.

We do not use marketing or retargeting cookies. Analytics and measurement are separated from the necessary technologies and are only activated if you consent to analytics in our cookie settings.

• Essential session cookie: an authentication cookie named session, used for login, account security, and maintaining your active session. It is set as HttpOnly and SameSite=Lax, and in production as Secure.
• Language cookie: NEXT_LOCALE is used to remember your selected site language.
• Browser storage for functionality: we store data such as drafts, form content, guide checklists, and login return paths in local browser storage when needed for a feature you actively use. This includes keys such as valuation-data, contact-form-data, interest-form-data, guide-checklists, pending-sync, and return-path.
• Consent preference: we store your cookie choice under cookie-consent so we can remember your settings.
• Analytics and measurement: if you accept analytics, we activate Vercel Analytics and internal analytics events to measure things such as page views, clicks, scroll depth, time on page, form submissions, and service interactions so that we can improve the functionality and user experience of the platform.

Bolig Selvsalg does not guarantee the accuracy, completeness, or usefulness of information on the website. You are responsible for checking and verifying any information before relying on it or making decisions based on it.

The platform may fetch and display publicly available information from third-party sources, including registers and data providers such as DAWA, BBR, Datafordeler, and other sources. Such information is shown as received and may be incomplete, delayed, or incorrect.

As a rule, we do not alter the substance of such public information, and if third-party source data is inaccurate, it is not Bolig Selvsalg's responsibility to correct it. As a general rule, BBR-related information is the property owner's responsibility to keep accurate with the relevant authorities.

To the maximum extent permitted by law, the website and our services are provided on an as is and as available basis without any guarantee of uninterrupted availability, error-free operation, results, fitness for a particular purpose, or any particular economic outcome.

Bolig Selvsalg is not a party to a transaction between seller and buyer and is not responsible for user-generated content, user conduct, communications, or interactions between users or other persons on or through the website.

To the fullest extent permitted by law, Bolig Selvsalg is not liable for the following categories of loss or damage, whether the claim is based on contract, negligence, product liability, or any other legal basis:

• Loss of data, loss of profit, loss of revenue, operational loss, or any other economic loss.
• Direct, indirect, incidental, special, consequential, exemplary, or punitive damages.
• Damages arising from use of the website or inability to use the website or a service.
• Damages arising from unauthorised access to, misuse of, or alteration of user data, including personal information.
• Damages arising from inaccurate, incomplete, or outdated user-entered information or public data from third-party sources.
• Any other loss or damage not expressly mentioned above.

Bolig Selvsalg is not required to continuously monitor user interactions, user content, or behaviour on the website, but we reserve the right to do so whenever we consider it necessary.

Bolig Selvsalg determines at its sole discretion whether content or conduct violates these terms, community rules, or applicable law. We may, without liability, take appropriate measures including removing content, issuing warnings, limiting features, suspending accounts, closing accounts, or permanently banning users from the platform.

We may also disclose information to relevant authorities or advisers where necessary to enforce our rights, protect the platform, investigate misuse, or comply with legal obligations.

We reserve the right to change these terms and conditions at any time. Material changes may be communicated through the website, by email, or by other appropriate means.

It is your responsibility to stay informed about the current terms. By continuing to use our services after changes take effect, you accept the updated terms.

These terms and any dispute arising out of or relating to the use of the website are governed by the laws of Denmark.

Any dispute shall, unless mandatory law requires otherwise, be resolved by the courts of Denmark.
